For buyers from New York City, the Northwest Corner of Connecticut is generating the most attention. The market, though primarily in Litchfield County, also bleeds over the northern border into the southern Berkshires and over the western border into the Hudson Valley. This has long been a landing spot for city buyers seeking space, privacy, and an easy two-hour commuter rail connection to Manhattan.

Buyers at this level are often approaching properties as primary homes, according to Melnick. “They want the full picture,” he says – “schools, proximity to the city, a property that works year round.” What once served as a weekend retreat is now being evaluated as a primary or near-primary residence, with all the practical criteria that entails.
With spring inventory set to expand in the coming weeks, New York City buyers looking in the tri-state luxury market will find this property worth a serious look.
